Garage Conversion Costs in 2020

A garage conversion is not only a great way to create more space in your home, it's also very likely to add value if and when you come to sell. But how much does a garage conversion cost? To convert a garage into a living space will cost on average between £7500 and £15,000.

The reason why this average varies so greatly is because the actual amount you pay will be determined by lots of different factors, some of which I've listed below.
- size of your garage
- what type of room you convert your garage into
- the quality of materials and finish you choose
- the tradespeople or companies you hire
- and your location.
Most of these factors are fairly self explanatory, such as size and quality. Location is fairly well-known also - the closer you are to London the more expensive things cost. The type of room you choose however might not be so immediately obvious to everyone so I'll quickly go over how this can affect the garage conversion price.
Cost of Converting a Garage into a Kitchen or Bathroom
When I compared quotes for garage conversions I was sure to check the difference between converting into a normal room, and converting into a kitchen or bathroom. What I noticed was an increase in cost of roughly £2500 for a bathroom, and £10,000 for a kitchen. Let me re-emphasise, those figures are in addition to the normal cost.
Now obviously, both of these rooms have additional pipework which will drive up the cost, but they also require fittings, such as showers, baths, sinks, cupboards, extractor fans, etc. The average cost of a new kitchen is usually between £5000 and £10,000, so it should come as no surprise that converting a garage into a kitchen will cost between £20,000 and £30,000.
Simple Garage Conversion Cost
A basic garage conversion, from a garage into a liveable room, will cost roughly £7500 for materials and labour. I've included a table below, where I've broken down the steps of the job and the average cost of each step:

Additional Cost Factors for Garage Conversions
When it comes to any large home improvement project, the options are quite staggering. Hence why it's so difficult to give a narrow price range.
Many homeowners who decide to carry out a garage conversion will opt to install some new french or bi-fold doors. These can cost anywhere from £500 to £5000 depending on the material and size. That's just for the doors themselves. Installing them is a fairly easy task, but if a new doorway has to be created then this be considerably more expensive, as bricks will need to be cut which is quite labour intensive, a lintel installed and then the door fitted.
Some garage conversions will be simple with a single doorway created to connect the garage with the house. Other conversion however will be a bit more substantial, with the entire adjoining wall being removed and a hefty RSJ installed or supporting pillars erected.

Garage Conversion Calculator
So far I've talked about the cost of a single garage conversion, but what about a double, or an non-conventional garage size? These will of course increase the cost, in an almost linear fashion. With most single garages being roughly 2.5 metres by 5.5 metres, so around £14 sq. metres, we can easily deduce the price per square metre of a garage conversion. It's roughly £535 per square metre.
When it comes to a double garage conversion, let's say 28 sq. metres, we could assume it will cost roughly £15,000. However, as I said earlier, it's almost a linear fashion, but not quite. There will be only one garage door, and only one internal doorway to create. There will only be one building regulation form, and one structural engineer to hire. You may only need one radiator, and only one electrical safety certificate. With all this in mind, I determined the average cost for a double garage conversion to be £12,000.
In summary, a double garage conversion is not twice the cost of a single, it's actually only around 60% more. To back up my theory I again contacted some conversion specialists and found my pricing to be fairly accurate.

When it comes to having your garage converted, planning and budgeting are the most important steps. You need to know what you want, and what you can have. It may not be possible to have everything you want within your budget. Hopefully with some of the information on this page you can come up with a broad estimate of what your ideal garage conversion will cost you. Once you've got this, get some quotes. For jobs of this size you do not want to just go with the first builder you find. Always compare garage conversion quotes and be prepared to compromise.
